The average days on market dropped 48.8%, from 41 days to just 21 days. Luxury homes in Darien are not only commanding top dollar—they're selling at lightning speed.

Over Asking is the New Norm:

Sellers received 109.1% of their asking price on average, a 6.4% increase. That’s not a typo—homes are regularly selling above list price, thanks to a competitive luxury buyer pool.

Year-to-Date Strength:

From January to May, closed sales are up over 42% and pending sales climbed nearly 40%. Median prices for the year sit at $2.53 million, with average sales prices over $2.86 million.

While the single-family segment gets the spotlight, Darien’s upscale townhouse and condo market also posted gains. The median price rose 20.8% year-over-year, hitting $1.05 million. Sellers received an astounding 111.9% of list price, showing strong buyer appetite for low-maintenance luxury.
